South Saddle Caye is an island in Belize, the Caribbean. Its size is about 4.84 acres acres, (2 ha) and its maximum length/width are about 550mX80m. The island sits directly on the Belize Barrier Reef, and is ,,in the middle of action”, meaning that it is near relatively famous areas. The island is less than 11 kms east of Placencia’s shore.The famous Lark Caye is less than 1,5kms west of South Saddle Caye as its neighbor.
About the same distance there are others islands such as Abigale Caye on the southwest, Francis Copola’s island on southeast, Dolphin Caye on the west 2kms away, Amelia Island southwest. Also, one of the most expensive islands in Belize, if not the expensive already, Long Coco Caye is less than 5,5kms southeast of the South Saddle Caye. Other nearby islands include Kanu Island, Opal Caye, Bird Island… so the island itself is surrounded by quite of players.
South Saddle island is long in shape resembling snake-like appearance as it is much longer than it is wide, and has its own reef encircling it. Near the half of island there is water gap between mangroves that looks like the island is broken, and actually there are plans for the house to sit there as possible solution, to connect those parts in strategic position, which is a good idea actually.
The island has some of infrastructure on the west side and is protected from waves by some rocky formation. Yes, it is noticeable that some efforts are being put to protect and shape island on that small western edge, without harming actually environment. There is also a place to dock boat. There is sandy beach directly there right in front of the structure, that is around 50 meters long.
Besides that small western part, almost whole island is in vegetation. It is surrounded by mangroves mostly except from that part, and on the island itself there is grass and various trees, so a plenty of vegetation there. Yes, there are a few coconut palms for tropical effect. There is generally good shade on the island when needed and even some bigger seashells can be found.
Of course, a quality of the water is not in question as it is in the second largest barrier reef in the world, straight in Caribbean Sea, meaning good quality of water and marine life. Almost what is possible on these surrounding islands, can be possible on South Saddle Caye as well as it has all features that other those islands have, both nature, beaches, water, solid location, and additionally to that it is a bigger than many of them.
South Saddle Caye is for sale. The price is about 1,8M$, but we are not involved in sales of islands, we write from education and commentary points. If we’re talking about the island itself, in my personal opinion it’s located in one of the most beautiful waters in Belize. The coral reef around the island is absolutely incredible. You don’t even need to dive — snorkeling alone gives you an experience that is very hard to find anywhere else in the world. The reef surrounds the island completely, so the beauty is literally all around you.
Jim, the owner of the island, once told me they chose this island because the seabed there was the most beautiful — and he was right. Another thing that impressed me is the shape of the island. It’s long and elegant, but at the same time wide enough to comfortably build on. I can easily imagine a private luxury residence or a boutique resort there — one of those “postcard” places in Belize, thanks to the unique shape and setting.
The distance from Placencia or Hopkins is also a big advantage. It’s only about 20–30 minutes by boat — a smooth, pleasant, and quick ride. You can pick guests up from the airport in Placencia and bring them straight to the island, creating that magical, unforgettable first impression.
From a business perspective, South Saddle Caye is, in my opinion, one of the best options for someone with a $1–2 million budget.
Many people compare it to a virgin island — and that’s where they make a mistake. The price is still close to what you would pay for a virgin island, but here you already have major advantages. The island is raised, has natural vegetation, and even includes rustic structures if you want to stay there immediately. All paperwork is completed. Filling, dredging, seawall, and even staff accommodation structures are already done. There is even an approved architectural design if you want to start right away.
What remains is the fun part — building, designing, bringing prefab homes, and creating your vision. At the same time, you avoid many unexpected costs that often surprise investors during the preliminary development of virgin islands.
And let’s not forget — the island has 4 acres, which is a significant size and gives you real space to develop a properly scaled, high-quality resort.
